Fall Is the Best Time to Repair and Reseed Sunny Lawns

Achieving and sustaining a nice looking lawn is a process. Success with the process requires being faithful to a plan consisting of several elements all of which must be completed in a timely fashion.

In order to gain full benefit from any single element of the plan, the lawn renovation process requires adherence to scheduling, patience, and some investment of time and cash. Good results can be well worth it. Remember, it takes up to two years to grow a “picture perfect” lawn. Most of us would be satisfied with achieving a “good’’ lawn. Great improvement can be accomplished in just a few weeks in autumn.

Mid-August to mid-September is the time of year to renovate or spot-repair lawns. The objective is to take advantage of the very best seasonal opportunity for new grass plants to mature, for deeper root growth, for survival and over-wintering of newly planted grass, and get set for a healthy, robustly growing, and, near weed free lawn next spring and throughout summer. Ideally, this means weeds (and the potential for weeds) should be well under control and new grass should be growing robustly enough to need mowing two times prior to end of November.

VDOT is now responsible for the maintenance on every road within the single family sections of the LVE community and this includes snow removal. Residents as taxpayers you need to call VDOT directly at 1 800 FOR ROAD (1-800-367-7623) or e-mail pictures and comments to This email address is being protected from spambots. You need JavaScript enabled to view it. . Please remember that VDOT's policy is main roads first, then secondary streets, back streets & culdesacs last. Your HOA will provide the snow removal service in the Townhomes.

VDOT driveway shoveling tips: "the plows push to the right so shovel to the right coming out of your garage. Also dig out a 10 ft. area to the left of your driveway to avoid the re-fill when they come through repeatedly."

2012 Christmas Tree Pick-Up

xmasstree_small AAA, our trash company, will collect Christmas trees up to 8 ft. long the first two Wednesdays in January (1/4 & 1/11). Please remove all decorations and tinsel before placing trees at the curb. Any trees not picked up the 1st two weeks will be collected on regular trash days.

Reflection Lake - Work in Progress

Over the past many years the HOA has received numerous complaints and/or concerns about the appearance of Reflection Lake and the surrounding open space including the water quality of the lake. Starting later this month Toll Brothers will start to remediate many of the area's that are just rock and will not support plant life. This will involve significant work in the area that might include heavy equipment.
